Three things, and none of them needs to be a brief
The address or a location pin, so we can look at the site before we talk about it. Whatever drawings exist, however old and however wrong — a bad survey tells us more than a good description. And what you want the building to be like to be in, in your own words, which is more useful than a schedule of accommodation.
We do not need mood images. If you have them we will look, but the conversation we want is about what the place is like in February.
A call, a visit, then a fee proposal
We reply to everything within a week. If it looks like a fit, the next step is forty minutes on the phone and then a site visit, which we do not charge for.
A written fee proposal follows the visit, with a stage-by-stage breakdown and the things we have assumed. If any of the assumptions are wrong the number changes, and we would rather find that out at proposal stage than at stage three.
